    How to finish foundation/siding/garage door trim?

    How is the area that contains the foundation/siding and garage door trim supposed to be finished? Is there supposed to be concrete, gap, raw wood and then the door trim? This is one area that the private inspector pointed out to us.

    Can anyone who is building share pictures of this area of their homes? Ours is attached.

    Next to the concrete there should be a seal of some kind, such as foam or lots of caulk. Then the wood should be PT. Then the door framing. The trim around the door should extend past the edge of the concrete a little. There shouldn't be any unsealed gaps between the concrete and vertical PT wood framing.

    Hi Michele,

    Our house was recently (this year) completed, and though the construction is different (stucco, no siding or trim), here's the same view from ours.

    Here is a picture from our year old home.

    Between Gary's excellent description and Tenebros' picture you have everything you need. That's the way it should be. Yours is just another example of poor planning and workmanship.

    Thank you all for your replys. I had a "feeling" it wasn't supposed to look like this.

    So ultimately the caulked gap and bare wood should be covered by the trim. This would mean much wider trim, 5-6". Won't that look strange?

    And you folks don't honestly think the builder is going to fix this do you?

    In my humble opinion, it would appear that opening left for the door in the cement pour was much to wide for the door used, and they had to fill in with an extra 2 by 4 when the door was installed, the normal trim used by the door should have covered up any framing.

    The untrimmed j trim is just plain laziness on the part of the installer.

    I think you ID'ed the problem. Wrong sized cutout for the door.

    Here's a shot of my door from the inside. There's a sill plate on top of the concrete and three 2x4's tow of those support the door header. The door framing itself is a 1x6. The 1x6 is not structural.

    Michelle,

    To properly "fix" this would be quite a process and might involve a custom sized garage door. At the bare minimum it's going to involve reworking some of the siding and re-doing your garage door trim.

    From what you've told us so far, I'd say there's no way your builder will come back and do this right (if he even knows how to do it). I'd sure get someone good in there and get w detailed, written estimate on fixing it. I imagine that'll come in handy when (not if) this goes to court.
