    Architect Service Cost

    I am building a new house, using services of an architect.

    What is your guess of how much it will cost for architectual services on a custom house somewhere between 2400 and 2600 square feet?

    Straw bale construction, in-floor radiant, extensive passive solar measures, dhw collectors, photovoltaic collectors, one story, placed on side of gently-sloping hill, California ... if any of those factors apply.

    Do you have legal arangement that covers services provided, fees and contingincies?

    I'm looking for a way to check 'reasonableness' of architectural service expenses on my project.

    You may have to approach different architects in your area. Prices may vary as to region, quanity of business and size of the firm. You may even be able to use an individual who works on a private basis.

    For large projects The architects may be asked to submit Bids for their service. In some cases it's a percentage fee of construction.

    It may also be possible to get someone for design who can make contact with an engineer for stamping purposes.

    It may also be possible to have your major materials supplier to help with plans.

    There are also computer programs that aid you in design but will require someone to stamp for the permit.

    Options are many and varied as are the cost's.

    And last but not least: Much deviation from the norm and construction cost can be significantly increased.

    I'm afraid the only way to do this right is the old fashioned way - shop around.

    In my years of home building I have found that for most it's really a time issue and so the pricing is generally a per/hr or other time related method. Extras tend to be in the form of copies, phone calls and/or trips to the job to deal with issues that arise during construction. I've seen them as high as several hundred per hr. I work regularly with one who charges $125/hr. Size of the firm will have some bearing too. Keep in mind that's here. I can't speak to regional influences.
